Here are my top tips to assist you to make your sale process simpler & less expensive.
- Before you start the process choose your solicitor wisely. This decision alone will have a huge influence upon the just how easy the sale will progress. Check with those “in the know” for a good referral and make sure the solicitor you select has the appropriate experience.
- From the outset, set up a cost agreement with him so that you know what costs are involved.
- Make sure he is aware of your expectations as to the time it should take for the whole transaction. He may not be able to achieve exactly what you want but at least he has something to aim for.
- Assuming your sale is like most, request he use the standard Law Society Agreement. That will save you time and money.
- Give him clear instructions about what you want him to do. Prepare the contract, prepare a lease, prepare any other Deeds that may be needed.
- Request he be proactive in the matter to save time.
- If the matter is starting to drag on, meet with him to see what can de done to stop further delays. If you are concerned about a cost “blow out” ask him to submit you weekly accounts.
- Above all keep it simple
